If you are inspecting a used house, we need to know

  • Vacant or currently occupied
  • Whether electricity and water are available

The total cost for the Used Detached House Inspection (Plan B) is JPY 115,500 (tax included).

If You Have Your Own Contractor Already and Need Support and Management of the Renovation Communication and Moving It Along to Complete:

you already have a proposal from a renovation company near the property, the most practical next step would be for us to review that proposal first, help clarify the options (especially for the toilet replacement), and help organize what should be done now versus what can wait until later.

For this type of project, we usually work in the following way:

1) Initial Review / Consultation

We review the current proposal and any inspection notes, help organize priorities, clarify the available renovation options, and prepare any questions or follow-up points for the contractor.
Fee: JPY 44,000

2) Ongoing Project Support (if needed)

If you’d like us to continue after the initial review, we can support you locally in Japan with:

  • English communication support
  • communication and coordination with the contractor
  • helping explain options and recommendations
  • local site confirmation as needed
  • schedule and progress coordination
  • troubleshooting and follow-up during the renovation process

For ongoing project support, our fee is typically 15%–18% of the final approved renovation contract amount, depending on the project scope, complexity, and overall budget.
Minimum total fee: JPY 150,000

If you move forward with full project support, the initial review fee is credited toward the total support fee.

Because renovation scope and pricing often change during discussions before the final contract is signed, we calculate the project support fee based on the final contractor amount approved by you before the work begins, rather than the initial estimate.

In terms of payment timing, we usually structure it as:

  • JPY 44,000 for the initial review
  • If you would like us to continue with active project coordination after that, we would request a project retainer before moving into ongoing contractor communication and support
  • The remaining balance would then be finalized based on the final approved contractor amount, and paid before renovation work begins
